    We are consulting firm that specializes in Pre-construction Peer review services on mid size, Public/ Private  sector, commercial construction projects,  ranging in size from  $1 million to approx $75 million dollars .  We can be particularly helpful with educational facilities, Federal projects, office developments and LEED initiatives. 

 

    We have been building successful projects as Project Managers for General Contractors and Construction Managers in the Greater Washington DC / Maryland/Virginia / West Virginia Region since 1987. We are LEED AP Certified by the USGBC.  We have  consistently delivered Projects on-time in a multitude of contracting methods including Hard Bid General Contractor, Design Build, Construction Manager at Risk , Construction Manager as Agent, Guaranteed Maximum Price, Negotiated Scope/Fee and Open Book . Prior to that we worked in the trades. We have also worked on the designer side of the table.  We know where to look for potential cost and schedule impacts. We understand the owners need to control the budget and we are here to help you perform those controls pre- bid. Post Bid will be too late.

    The whole idea of our service is to maintain your budget and schedule by short circuiting the items which lead to potential change orders, delays and claims due to design oversights or just plain errors or omissions. We will review the documents with the eyes of a General Contractor  to expose the problems during design, so there is time to correct the issues before they arise on the project.
 We will review your bid  documents to uncover potential cost and schedule liabilities that will be detrimental to the Project’s Budget and or/ the completion schedule. We will offer many obvious observations but will also help uncover the hidden impacts that will not be as evident from the designers /owners perspective.

We like to say you will save over twice the amount of our fee, minimum, by inviting us to your team. The reality is you will save unforeseen cost impacts, schedule delays and preserve your budget for your use, instead of your contractor's.

 We encourage you to contact us early on in the design process so we can build your project into our schedule to insure we meet your projects particular needs and deadlines .We suggest that your contact us no later than 60 to 75% into your design process to enable our Peer Review comments to be built into your 95% Bid Documents. We will spend approximately 2 -3 weeks on your documents, depending on services requested, from time of initial document receipt to time of presentation of Peer Review Recommendations. 

    We will make every effort to be sensitive to the needs of your bid schedule to allow the designers time to implement the  recommendations into the final Bid Documents. This is why we encourage your team to contact us early in the design phase, so the Peer Review can be implemented into you plans and specs prior to release for bid . This will allow you to streamline your bid process by reducing amount of addendums required, removing potential Change Orders from the Documents, Proposing potential areas of Value Engineering Requests to contractors, Coordinating the work across the separate design disciplines and offering potential LEED credits.
